What We Offer


Our Landlord and Tenant services cover the full spectrum of client concerns and requirements.

We can act in the taking or granting of leases of commercial and/or residential premises, including assigning (transferring) or subletting the whole or part of a premises. Our scope includes leases that sit within or outside of the Landlord and Tenant Act 1954 framework.

For tenant clients, we can help to obtain landlord consents required under their lease, whether that be for requests to make alterations to the premises, or in regard to subletting or assigning (transferring). We also act for landlords in providing these consents.

We have acted for several major UK lenders to vet their commercial and residential leases, and therefore our clients have benefited from our knowledge of what their lenders will or will not accept prior to issuing the lease for consent to letting.

Supplementary Services


We also provide residential investment property owners with advice on all forms of residential lettings, including company tenancies and assured shorthold tenancy agreements.

Additionally, our complementary Commercial Agreements Services can work hand-in-hand with our Landlord and Tenant services. Particularly if any new lease, or assignment of a lease involves the acquisition of an existing business operating at the leasehold premises.

Whether acting in the taking or granting of leases of commercial or residential premises, we take a holistic approach to the client's commercial requirements.

This means we'll advise on strategic clauses in agreements that we believe will be beneficial for all parties in the transaction.

This includes advising clients in respect of interpreting existing lease agreements, providing an understanding of what all parties can, or can't, do under the lease.

When disagreements between landlords and tenants arise, as they occasionally and inevitably do, we focus on identifying pragmatic and cost-effective negotiating solutions. Our overarching aim is to avoid recourse to expensive litigation.
