Property remains a popular area in which to invest, but as with all investments, due diligence should be performed.
Given that residential property investments will involve complexities that include structuring and protecting your property, statutory minimum requirements, and property taxes such as stamp duty, expert legal advice should always be sought before and during the investment process.
Our Residential Property services are tailored towards clients seeking to acquire or dispose of residential assets - whether it's your first property investment or part of an existing portfolio.
We also act for tenants in respect of long residential lease extensions of flats or houses. This can entail directly negotiating with the landlord, or by commencing the statutory process under the Leasehold Reform Act 1967 or the Leasehold Reform, Housing and Urban Development Act 1993 as amended.
Supplementary Services
Our Residential Property services are complemented by our Landlord and Tenant offering, providing our investment residential clients with advice on all forms of residential lettings, including company tenancies and assured shorthold tenancy agreements.
What We Do Differently
We'll aim to understand the type of properties that work within our clients' portfolios, whether that relates to one-off acquisitions or repeat instructions.
We'll then ensure the property or properties meet statutory minimum requirements for residential tenancies where appropriate, or in respect of planning and licensing requirements for large and small Houses in Multiple Occupation (HMOs).
We'll also flag any issues early in the transaction. This should avoid over investment of time and effort in properties that are not appropriate, or don't fit the client's model.
As with all of our services, we look to work collaboratively with our clients to clearly establish their expectations from the investment.
